Building house cost estimates?

Hope some experts on construction can help?

I am fed up of paying rent, so thinking of construction a small house in a 1 Kanal plot I have. The plan is to only build two rooms, a TV Lounge/Dining, and a kitchen, with two attached baths to keep construction to a minimum. What do you think will be minimum expense I need to factor in? My estimate is that it will be around 3000 sq feet area?

Advise and help is wanted please.

I am not sure what is current cost of construction per SFT with material and I might be wrong as I am away from local market trends, cost of material and labor cost.. but something 1800 to 2000 on average per SFT I can expect.. it can be more based on what you want and how you want it.. I mean quality of work, type of contractor, type of material used and cost of consultation by an engineer/architect if you are keeping one.

As i said someone in local market can sure will answer more precisely. Good Luck

Coincidentally I am planning to build the exact same thing you mentioned in your post in Islamabad, however I'll be trying to keep my covered area down to 1000 sq feet and leave the rest for future.

What I can suggest atm is to get the whole house designed and build the bits you want. In that case in future when you want to expand, it'll be just easier to go by the plan.

I would advice if your plot is in good developed area with good price sell it and buy 10 marla constructed house in area which is cheaper.

The aim is to go for very high construction, and build it to my own requirements... one is that I do not need a drawing room as I see it as waste of space...

My only concern is that are these estimates accurate... and if so, are they still accurate for the ground floor where costs a bit higher due to foundations and all!

Hmm... one of the idea is to not construct a fully pakka drive/garage? will it help in cutting down costs?

Another idea is to construct whole grey structure and then leave bits...?

800-1500 for the grey structure.

Thanks for your opinion... i may actually be selling the 1 Kanal plot and going for 2-3 Kanal in Bani Gala... everyone has their own requirements and lifestyle choice... I like open spaces around me... and dont like big houses which are half empty during summers and winters as we can not cool them or heat them or clean them properly!!

Well bro that depends upon many factors
1- what is the square foot price in your area.
2- what is your build quality
3- what type of finishing and extra shashka you want?
4- how much you become successful in bargaining.
5- the last thing is your city, if it is near any kind of factories then it may reduce your cost.

How ever a friend of mine built a new house in islamabad at 1000 Sq foot area with not so much shashka but with quality and it nearly cost us about 35 k to totally complete. But again the cost of construction of islamabad is a bit expensive and here are solid rules about construction.

3,000 sqft is over estimate. You need lesser area than that, unless you need halls, not rooms.

go to internet, look for 2 bedroom luxury apartment layouts of ~2000 sqft. give the layout to contractor, ask him for an estimate. simple.

Life style, requirements, choices all come when you have ample amount of budget, a simple 1 kanal project would cost you 8 to 12 million to begain with.
My advice was considering you are a person with a limpted budget.
Secondly proper boundry wall for 3 kanal property would it self cost over a milion.

lse1, you should contact Jaggi. He has built his own house and has frequently uploaded pictures here. Jaggi is the man as he knows everything about the current prices, labor cost etc.

please get few plans made out to your requirement keep 1 bedroom suite extra in your basic plan. choose one which suits best looking ahead over 15 years plan. I have finished a house for an extended family member, perimeter [1135 sq yd plot] wall alone costed approx 1.35 million it may be little less if there is no water logging or water table corrosion in the area. - basement, ground [ hall & 1 bedroom suite aka Guest bed +1st floor [ 3 bedrooms & a kitchenette ] costed approx Rs. 1800 / sqft. Hollow blocks are used all over.

wood work, bathroom fittings, kitchen & electrical fittings are extra. I have used the drawing in plan so maximum daylight is utilised. Window pans facing afternoon to sunset are 3M treated. Plumbing is on natural flow from overhead tank equal. Water pressure across nearest & farthest bathroom is identical. water from kitchen discharge land in a septic tank through a 3 step filter, to be used for gardening & outside washing using a water pump. - am In Karachi, please feel free to share your plans,

Or grey structure is around 1000 per foot

And with finishing it's around 1500-2000 for good standard

genius, he just needs 2 rooms, TV lounge and a kitchen. The simple grey structure can't possibly cost more than 2-2.5 million for his specifications. Rest, the fitting shitttting could cost maybe 2 million more if good quality...and even that I think is probably slight over estimate.

And I don't think his budget is limpted.

and that is for a DHA-ish standard build. Otherwise basic grey with basic fittings is all he needs right now to save rent. later he can add things and renovate etc..

What we did last year, built a new house, cemented the floor and aligned it. Walls have been plastered, the only room we use has not been painted yet but Sufeedi(Some white stuff) has been applied, 1 bathroom has been made properly, haven't gone for Tile/Marble yet, only carpet in 1 room and the rest is Kacha but liveable. Total cost was about 20 lacs. I am sure it would be higher in Islamabad and these rates are for 2012. Ceiling hasn't been done, did RB Lantern(Sariya+Bricks). Foundations are I think 8ft deep.

My opinion: Just do the front portion now so you can easily shift in it and live. The rest can be done after 1-2 years or when Allah SWT allows. So, Garage- No need for fancy tiles etc. Just Plastered walls/floor. Lounge/sitting room+ Kitchen will be used everyday, so it is worth spending some money on it. Same goes for Bedroom and 1/2 Bathrooms.
